Lead with the strongest image
Choose a compelling opening photograph, then arrange the rest to introduce the property’s strongest features and guide buyers through the home.
A thoughtful relaunch begins with the right presentation, a clear position in the market, and a plan built around how buyers actually respond.

Helping property owners who previously had trouble selling is my specialty. This is what I do.
Elaine, for the last 12 years, I’ve focused on helping owners whose homes didn’t sell with other agents. I’ve helped hundreds of sellers, including some whose properties had been on the market for years, some who had worked with multiple agents, and some who had given up on selling altogether.
There’s no doubt in my mind that I can help you get this property sold. But I don’t expect you to take my word for it.
Below are the results I’ve achieved for other property owners who were in your position, along with reviews from homeowners who had trouble selling before working with me.
Preparation, presentation, marketing, pricing and positioning, and transaction management. Open each pillar to see the approach.
Property preparation is the work we do to help your home present better in the marketing, show better in person, or both.
I concentrate on improvements with a strong potential return on investment. The goal is to attract more buyers through the door and give a greater share of those buyers a reason to submit an offer.
I haven’t been through the property yet, and I don’t know your circumstances, so I can’t tell you exactly which improvements I would recommend. We’ll build that plan together around your budget, your timing, and what will make the greatest difference.
There are ways to strengthen the presentation at different levels of investment. Sometimes that means physical preparation or staging. We’ll choose the visual treatments that best support this home’s presentation.
Twilight imagery, thoughtful staging, and the order of the photographs can create a stronger first impression. See the original photographs alongside two digital presentation concepts for 9905 Corriente Road.

I use buyer-search data to help decide where to focus the marketing, and my market knowledge and buyer feedback to decide what the marketing should emphasize.

Los Angeles, San Francisco, and San Diego have the largest values in the saved table published on Redfin’s Atascadero page. I’ll use this as a starting point to test geographic outreach, alongside local buyers and agents, and refine the campaign based on actual inquiries.
For 9905 Corriente Road, the marketing should explain what the home and land offer someone considering a move to Atascadero. The property records give us two concrete starting points: a reported 7.5-acre parcel and a single-story home.
These are themes to evaluate, not conclusions drawn from migration data. I’ll confirm the strongest features in person before choosing the lead photographs and advertising message. Acreage and story count are from the supplied property records and remain subject to verification.
Shape the photography, staging, and message around the features most relevant to the buyers we want to reach.
Test geographic outreach using the published search-interest table, then refine the campaign as inquiries and showings come in.
A coordinated campaign built around three audiences, three launch stages, and three ways to reach the market.
One of the most common frustrations I hear from owners who previously had trouble selling is that their agent put the home on the market, then sat back and waited. My approach is proactive and aggressive. I’ve refined this plan over 12 years of helping sellers in that position.
Put the property directly in front of buyers through targeted digital campaigns, our buyer pipeline, newsletters, and personal outreach.
Reach agents with active buyers through email campaigns, direct calls, and our Sotheby’s International Realty office and agent network.
Connect with nearby property owners and our wider network. Someone who isn’t buying may know someone who is.
Introduce the property to potential buyers and agents while preparation is underway. Teaser emails, social posts, and personal outreach build curiosity and invite requests for more information.
Promote the property as Coming Soon through our marketing channels and on listing and syndication sites that support that status. Give buyers and agents advance notice so they can plan for the launch.
Launch the full marketing suite: MLS and syndication, the property website, targeted digital advertising, buyer and agent email campaigns, social media, direct mail, personal calls, and open houses.
Concrete examples of how we introduce the property, generate interest, and give buyers a reason to take the next step.
I send teaser emails to agents and neighbors, inviting them to get exclusive behind-the-scenes access as the property prepares to come to market. The landing page gives that invitation a destination and creates an opportunity for a conversation.

Organize the inspection and disclosure package early, address questions, and keep the transaction moving with clear communication.
I coordinate the applicable inspections and assemble the reports, seller disclosures, title information, and supporting documents in one organized package. We can identify issues, discuss the response, and help buyers understand the property before they make decisions.
Once an offer arrives, I evaluate the buyer’s ability to perform, negotiate the terms, track deadlines, and coordinate with escrow and the other agent through closing.

“The right changes vary from property to property. The discipline is knowing which ones matter.”
For a home that has already been exposed to the market, simply returning with new photos is not the whole plan. We need a credible reason for buyers to look again: stronger presentation, a clearer value proposition, and a launch that creates renewed attention.
